Auctions of 11 properties in NJ, NY and PA

— Income properties, development sites, retail, a salvage yard and professional buildings in New Jersey and Pennsylvania will be sold at auction in November with most being sold regardless of price.

Max Spann Real Estate & Auction Co., the national auction house, has scheduled the multi-parcel auction for Nov. 16 at 1 p.m. at the Double Tree, 128 Frontage Road, Newark.

“The auction offers a variety of appealing properties around New Jersey and northeastern Pennsylvania,” said Max Spann, the president and CEO of the firm. “Right now, most of these properties are bank owned. We need to get them into the hands of investors who will be able to realize the full potential of these properties.”

In New Jersey, Max Spann is auctioning nine properties in Bergen, Passaic, Monmouth, Warren, Sussex and Cumberland counties. In Pennsylvania, the properties are in Pike and Monroe counties.

The Bergen County property is a 4,152-square-foot former bank branch located on a main artery in Bergenfield that leads to the Teaneck Road-Route 4 interchange. Located at 19 South Washington Ave., the property could be used for retail, service company or professional business.

In Passaic County, the auction features two properties in West Milford: A 4.5 acre salvage yard at 110 Weaver Road and a 1.5 acre used car lot at 251 Macopin Road. Minimum bid on the salvage yard is $250,000 while the used car lot will be sold at absolute auction, regardless of price.

The salvage yard includes the operating business on the property, which comes with a wholesale and retail used car license. The business is also licensed to dismantle cars, sell parts and process scrap metal.

The salvage complex includes a main office, retail office with scrap metal scale, dismemberment garage and parts storage facility. The existing inventory is included as well as an ADP Hollander Auto Parts exchange computer system. A rack for about 50 cars, a heavy duty forklift and a bucket loader is among the included equipment. Towing operations include a flatbed tow truck, a wrecker and a towing contract with West Milford Twp.

The used car lot comes with wholesale and retail auto sales licenses as well as a potential repair shop, detail center or auto storage site. The property is in a well-lit location on the main road leading to West Milford and the Greenwood Lake area.

In Sussex County, a .53-acre lot in the B-1 retail business zone in Hopatcong will be auctioned. Located on 446 Styx Road on the western shore of Lake Hopatcong, the lot is located near a marina, dry cleaners and pizzeria and close to downtown Lake Hopatcong. The property will be sold absolute, regardless of price.

In Warren County, Max Spann is auctioning a classic Main Street USA office building in downtown Phillipsburg and a 2,000-square foot office condominium in Blairstown.

The Phillipsburg office building, located at 55 S. Main Street, features a reception area, three private offices, large conference room, and a spacious open second floor office area measuring 62 feet by 41 feet. The 5,524-square-foot freestanding building, which was renovated in 1990, has a historic stately stone and cut granite exterior. Offering views of the Delaware River, the property is in within the boundaries of the Phillipsburg Urban Enterprise Zone. It will be sold absolute, regardless of price.

The Blairstown office condo, located at 155 Route 94, features a reception area, conference room and several offices. The 2,000 square foot space can be used for commercial retail, office, professional, or service business. The property is located across from an A&P supermarket, next to a Rite Aid drug store and close to Routes 46, 80, Newton, and Stroudsburg, PA. It will be sold absolute, regardless of price.

In Monmouth County, Max Spann is auctioning a former daycare center in Middletown and two Main Street buildings in Matawan.

The Middletown property is located on 18 Kings Highway directly off the Route 35-Kings Highway interchange. The 7,800-square foot building, which can be used for daycare, office or other uses, will be sold absolute, regardless of price.

The Matawan properties, located at 82 and 82 ½ Main Street, offer several options for the eventual owner. One building can be used for retail, while the other building can be professional or residential rental. The properties, which are close to the Matawan NJ TRANSIT station, will be sold absolute, regardless of price.

The Cumberland County property offers an infill development opportunity. Located at 2407 E. Oak Road in Vineland, the property features 12 lots ranging in size from 1/3 to ½ of an acre. The property is within walking distance to Main Street, parks, and Schools and close to Routes 40, 55 and all employment hubs in South Jersey.

In Pennsylvania, Max Spann is auctioning opportunities to develop in two highly desirable areas in Pike and Monroe counties.

In Pike County, 27 residential lots in the heart of the Poconos are available to the highest bidder. The lots, ranging from 1/3 to a full acre, are located in Sagamore Estates, an existing community. The community is situated on Twin Lakes, which offers swimming, boating and fishing. Several lots have lake views and are within walking distance to the community beach. The community is close to Lake Wallenpaupack, Milford, Penn., Port Jervis, N.Y., and Montague, N.J., and Route 84.

The Monroe County property offers 25 residential buildable lots in Green Wood Acres, an existing community bordering Thomas Darling Preserve. The community is made up of year-round homeowners and Pocono rental investors. Homeowners can use the private beach, kayak or canoe on Lake Sinca. The community is conveniently located to Route 80 & 476 and just 2.5 miles to Jack Frost Ski Resort.

Max Spann has others scheduled in November throughout New Jersey. On Nov. 3 at 11 a.m., the firm is auctioning a nearly four-acre country estate nestled along the Musconetcong River in Warren County followed by a 2 p.m. auction the same day of a historic homestead featuring a grist mill, stone house and a newly constructed post and beam house along Jacobs Creek in Hopewell. On Nov. 10, Max Spann is auctioning a private bayfront palace in Longport.
