Developers propose high-end addition at Sunrise

    Thirty-five-plus acres lot sizes covering 1,200 acres, By Jerry Goldberg DINGMAN — Bob Ramagosa of Sunrise Ventures submitted a Fire Protection Waiver on Tuesday to the township supervisors for the new development in Sunrise Lake. Sunrise Lake is a 900 home sub-division located on state Route 739. Ramagosa is subdividing Section 26, which consists of 1,200 acres, into 11 lots with the smallest lot being 35 acres in size. One residence per lot is proposed. Dingman Township Fire Chief Bill Mikulak said that the fire protection requirement would be for one 1,200 gallon water reservoir tank to be used for fire protection for the 11 lots. Due to the size of the proposed area and the distance between the lots—which is as much as six or seven miles— he said that the one water tank would not be able to protect the 11 lots. “When the 11 lots get sub-divided into smaller residential parcels we will further address this issue,” stated Mikulak. The township waived the requirement. Township Solicitor John Klemeyer said this waiver only addresses the current sub-division and any further sub-division will be conditional on fire protection laws at that time. Ramagosa also applied to pay a fee to the township in lieu of having to set aside 10 percent of the total acreage for planned recreational facilities. The fee for each of the 11 parcels is $1,450.00 for a total of $15,950. Both applications were approved with the stipulation that Ramagosa will bring a check for the total amount in the next day. Klemeyer asked if he was going to do this. Ramagosa replied, “Yes I’ll bring a check tomorrow.” The new Dingman Township Park on Log Tavern Road is awaiting a Highway Occupancy Permit to be issued by Penn DOT. The first stage of the park is well underway to completion and over 70 percent has already been seeded. Pike County Conservation District has not released the project yet till they see that the seeded areas are growing well. The township is holding back $3,500 from Leeward Construction till the conservation district is satisfied regarding the new grass growth. In other business, a representative from the Milford Fire Department reported the year-to-date total of EMS calls was 505 and fire calls were 281. Mikulak, of the Dingman Township Fire Department, reported the fire department took delivery of a new ambulance which will be on the road in a few days.
