River's Edge: new adult community

Developer and realtor celebrate clubhouse groundbreaking WESTFALL n “Not everyone wants to go south when they retire,” says Scott Frazer, agent of Davis R. Chant Realtors in Milford. Frazer is referring to River’s Edge, 150 townhouse units “for those fifty-five and over who are looking for luxury and spacious living with outstanding views of the Delaware in an area they know so well.” Davis R. Chant Realtors is the exclusive buyer agent for the community and Frazer is thrilled about being a part of what they believe will be a jewel within Pike County. “I’ve done some research on the matter, and it turns out that people want to stay within two hours of where they lived,” he said. And River’s Edge suits that desire with not only the highest level of quality in the workmanship of the townhouses, but in the amenities of the community, including gym, library, clubhouse and pool, and within ten minutes of shopping, and commuter options. Developer Steve Sameroff, and attorney Brad Kneally are partners who worked together on many successful projects, mostly on Long Island, and have quite a prestigious resume with developing communities in Oyster Bay, Melville, Hempstead and Seaford, with their Riverhead project n 192 units n said to be going “like hotcakes.” What brought them to Milford? “The price of land, the attractive tax rates and other financial benefits,” says Sameroff. “There were so many pluses, like, the outstanding piece of land to build on, the quickness of the zoning process, the low tax rate, and the fact that Pennsylvania doesn’t tax pensions or retirement income.” A groundbreaking for the clubhouse at Rivers Edge will be on June 9 at 11 a.m., with all of the principals in attendance to take questions and provide additional informational. At noon, the weekend grand opening celebration of the two luxury models begins. The public, guests and press can enjoy tours of each of the units and refreshments at the all-day cocktail party running from noon to 4 p.m. Live music by popular jazz ensemble, The Robert Kopec Quartet. Promotional information describes each unit with the master bedroom suite and necessary utilities on the first floor, with a second story loft and additional full bath for family visits. The square footage will range between 1,800 and 2,400 since those in midlife don’t always want to downsize completely, but rather want someone else do the shoveling, mowing, and the other responsibilities that come with traditional ownership. Developers say units like these in Orange County start at about $470,000 and up; however, River’s Edge has a starting price under $320,000. “And the luxury standards go on and on,” says Frazer with extra large bath, superior lighting, granite countertops, wood burning fireplace, oak cabinets, one-car garage, GE appliances, central air and semi-enclosed covered patio. The list goes on to include a glamorous exterior with architectural shingles, cedar-perfection-siding, cultured stone and copper-accented roof.
