Three subdivisions come before Dingman planners
DINGMAN Considering a planned 49-home subdivision at Sunrise Lakes, Township Engineer Mike Weeks last week suggested to planners that “Some of the items we discussed needed to be completed and this hasn’t been done yet.” Sunrise Lakes is already an 860 home subdivision on state Route 739. At the Nov.5, Dingman Township Planning Commission meeting Weeks detailed work which needs to be finished. “Stormwater ponds need to be expanded, a resubmission of the restrictive covenants, three dry fire hydrants in the new section and two dry ones in the old section need to be inspected.” They also need to get Penn DOT (Pennsylvania Department of Transportation) to sign off on work that has been performed which Penn DOT required. Some 48-inch high retaining walls along new roadways which are made from boulders need a gravel backing with drainage. “These walls require building permits to be submitted and need to be approved.” said Weeks. “We allowed the use of boulders in certain areas where there is not a great drop off which otherwise would have required guard railings, Approval cannot be issued until all the permits are approved and the unfinished work completed,” he concluded. In other business, Weeks said the planned Frenchtown Estates subdivision has two sets of maps for the property. One set shows the sewage planning module and the other shows a layout of the subdivision, yet they don’t match. “They have to update their maps so they look the same, which is not the case now,” reported Weeks. “They were first down and goal to go,” said planning commission member Ed Nikles Jr., regarding the withdrawl of Rock Hill Estates preliminary conditional approval submission. Rock Hill Estates was to be a 200 home subdivision on state Route 739 and was ready to receive final conditional use approval by the Township Supervisors. “All they had left to do was clean up two items in their submission, but now they are back to square one. They will have to start the whole process over again,” said Weeks.
